October confirmed what the last few months have been signaling: Thane is now a serious office address.
A ₹619 Cr lease by WNS and fresh progress on Metro Line 4 led the month's commercial news.
Thane's commercial market is no longer a back-office overflow for Mumbai. Global occupiers are signing 10- and 15-year leases here, developers are converting old industrial land into Grade-A offices, and the city's first metro corridor is weeks away from opening.
In this October 2026 roundup, Vanguard Ventures brings together the month's key headlines, the large deals that shaped them, and what they mean for occupiers, investors and developers.
| Date | Headline | Why It Matters |
|---|---|---|
| Oct 31 | Tata AIA's fit-out period at Centaurus ends; rent starts Nov 1 | Another large financial-services office goes live in Thane |
| Oct 22 | Metro Line 4's first phase targeted for end-December; coaches being placed between Modella Naka and Teen Hath Naka | Wagle Estate and Ghodbunder Road get a direct rail link to Mumbai |
| Oct 14 | Alstom unveils the first train for Metro Line 4 | Rolling stock is moving from plan to delivery |
| Oct 9 | WNS leases 3.22 lakh sq ft at Hiranandani Centaurus for ₹619.37 Cr | One of Thane's largest office commitments to date |
September's Accenture and Tata AIA deals at the same tower set the stage for October; both are covered below.
The headline deal of October was WNS Global Services leasing about 3.22 lakh sq ft at Hiranandani Centaurus, with a total rental commitment of ₹619.37 Cr.
The space runs across the third to seventh floors. It is split into two agreements: about 2.55 lakh sq ft on a 15-year lease from August 2025, and 66,870 sq ft on a 5-year lease from January 2026. Both carry rent of ₹90 per sq ft per month on carpet area, or roughly ₹2.90 Cr a month, with a security deposit of ₹34.82 Cr.
WNS joins a fast-filling tower. In September, Accenture took about 2.72 lakh sq ft across three floors at Centaurus on a 10-year lease, at around ₹1.9 Cr a month.
Tata AIA Life Insurance leased 98,671 sq ft on the 15th floor for nine years and 11 months, at roughly ₹68 per sq ft on chargeable area; its fit-out window closes on October 31 and rent begins on November 1. BNP Paribas India Solutions is also an occupier.
| Occupier | Space | Term | Rent |
|---|---|---|---|
| WNS Global Services | ~3.22 lakh sq ft | 15 yrs + 5 yrs | ₹90/sq ft/month (carpet) |
| Accenture | ~2.72 lakh sq ft | 10 yrs | ~₹1.9 Cr/month |
| Tata AIA Life Insurance | 98,671 sq ft | 9 yrs 11 months | ~₹68/sq ft/month (chargeable) |
The two per-sq-ft rates use different area bases, so they are not directly comparable.
The wider picture is still clear: large global occupiers are choosing Thane for long-tenure, large-format space.
Mumbai city's office leasing rose 18% to 5.88 million sq ft in January–June 2026 even as the seven-city national total dipped 4%.
October had no new large-ticket retail or land registrations in our tracking, but the deals of recent months continue to shape the market.
Together these point to one trend: Wagle Estate is shifting from an industrial belt to Thane's main office district, and capital is following the metro.
The biggest infrastructure story of the month is Metro Line 4.
As of October 22, the first phase is targeted to open by end-December 2026. MMRDA has begun lowering coaches onto the tracks between Modella Naka and Teen Hath Naka, with night-time traffic diversions planned through November 30.
Earlier in the month, on October 14, Alstom unveiled the first train built for the line.
The corridor links Wadala in Mumbai to Kasarvadavali (Line 4) and on to Gaimukh on Ghodbunder Road (Line 4A). Kapurbawdi will be the interchange with Metro Line 5 towards Bhiwandi and Kalyan.
For commercial real estate, this is the missing piece.
Wagle Estate and Ghodbunder Road already offer office rents well below core Mumbai. A direct metro link widens the talent pool an employer can reach, which is exactly what large occupiers weigh before signing a 10- or 15-year lease.
Note that the opening date has slipped before, so timelines should be treated as targets until services begin.
For occupiers. Thane now has proof that it works for large, long-term corporate offices. Companies with a Mumbai presence can use Thane to consolidate teams at lower rents, closer to where much of their workforce lives — and the metro will soon cut the commute from the city side.
For investors. Pre-leased and leasing-ready commercial assets in Thane are gaining credibility as global tenants sign decade-long commitments. Buyers should still check the tenant profile, lock-in, escalation and the actual area basis of the rent before comparing yields.
For developers. The window for Grade-A supply in Wagle Estate and along Ghodbunder Road is open. Projects that offer large floor plates, strong parking, green certification and a credible delivery timeline will be best placed to capture occupiers — and end-investors — as the metro opens.
From our base in Wagle Estate, we see October as a turning point rather than a one-off.
Three large global occupiers have committed to one Thane tower in a few months. Meanwhile, the metro is close to opening and old industrial land is turning into new office supply.
That combination usually comes just before a market re-rates.
